Yarrah is located on a beautiful bend of the Yass river, just north of Yass town centre. Located in southwest New South Wales, Yass is about 60km from Canberra and 280km from Sydney, conveniently located at the junction of the Hume and Barton highways. Yarrah is framed by approximately 1.7km of Yass river on the western site and the disused rail corridor which has been earmarked by Council as a rail trail on the eastern side.
Yarrah provides its residents with the benefit of living within an established urban centre like Yass, and enjoying access to existing healthcare, education and leisure options.
Healthcare
The Yass District hospital is the main healthcare provider in the area, with 24h emergency care and a medical imaging department. Several other private clinics and health centres also treat a wide range of conditions.
Education
Yass has two public primary schools and a high school, as well as a private Catholic primary school. The town also offers a number of pre-school centres for children ages 0-6, including a Montessori School and a Sessional Preschool.
Shopping
Yass’ thriving high street, with its well-preserved 19th century historical buildings, pubs, cafes and charming stores, is the backbone of the town. National supermarket chains provide their usual wide product range and ease of shopping but Yass also has niche small independent businesses like butcher, baker, grocery and visiting fishmonger. And for that unique gift, there are a number of specialty shops each offering a broad range whether its handmade, Australian made, second hand, in book form or imported wares. Yass Community Markets are also worth a visit, showcasing product from the region every first and third Saturday of the month.
Dining
An important part of the Yass relaxed lifestyle and shopping experience is its superb collection of cafes, “yasss style”, brewing arguably some of the best coffee in the country and offering homebaking, sustainable wares, homewares and other goods. The cafes are regularly packed and considered great places to meet friends, enjoy light meals, meet business associates or work quietly on your own project.
Yass Valley is home to some of Australia’s most picturesque and diverse landscapes, characterised by grassland plains, gently rolling hills and green valleys which give way to the spectacular blue of the Brindabella Ranges in the south west or the Mundoonen Range in the east. When the entire project is completed, approximately 1900 people will live in Yarrah. These new residents will add to the 18,000 currently living in Yass Valley, as well as the additional visitors and commuters. The Design Controls actively encourage creative expression of design while maintaining a minimum standard, which is an investment in your property into the future. At their very core, Yarrah Design Controls seek to influence house design and front yard landscapes to deliver great streetscapes for the Yarrah community.
The Yarrah Design Controls do not replicate housing, structure, efficiency or setback elements dictated by the NSW Housing Code, Basix, or Council requirements, as these are pre-existing controls enforced by relevant authorities. The Yarrah Design Controls do not seek to enforce design or sustainability considerations that impact on lifestyle or house layout, unless such elements also impact streetscape quality. Yes, Yarrah is a Master Planned community. The Master Plan was endorsed as part of the Stage 1 DA approval and has been formally lodged as a concept DA in late 2023. The Master Plan will guide the delivery of Yarrah, more information can be found here: Masterplan
Stage 1 delivered two large super lots which are 2ha in size. The top site is the DA approved Oak Tree Retirement Village containing 60 dwellings and a function centre. The bottom site is the Activity Centre which is a planned mixed-use commercial site with shop-top living, hotel/motel, function centre, neighourhood shops and more.
