The Yarrah Master Plan and associated development guidelines were endorsed by Yass Valley Council on the 23rd May 2019 as a condition of approval for Stage 1. The Yarrah Master Plan was formally lodged for approval along with Stage 3 and Stage 4 with Yass Valley Council in late 2023 and is moving through the approval process.

The vision

Our vision is a community that celebrates the river through parks and walking trails carefully laid out to entice residents to share all their community and Yass has to offer.

With everything at its fingertips, Yarrah will celebrate the best of Yass and incorporating housing products that suit today’s lifestyle and households, a riverside park that re-connects the community to the river and a mixed-use activity centre activated with a range of retail, commercial and lifestyle offers.

The process and timing

Planning and discussions around Yarrah commenced in early 2017 with Yass Valley Council followed by two workshops and a forum including:

  1. Community engagement and roundtable session

  2. Builders and developers engagement session

  3. Community planning forum

The information gathered during these early rounds of consultation and further ongoing consultation resulted in the creation of the Yarrah Master Plan and Stage 1 DA.

Stage 1 is complete and ready for building. The first houses started being built in late 2023. Stage 1 lots sizes range from 450m2 to 900m2. The stage features an Oak Tree Retirement Village and the future Activity Centre lot.

Civil construction commenced in March 2024 and is expected to be completed by August 2024 with house construction expected to start in Spring 2024. Stage 2A lots range in size from 700m2 to 1,025m2.

Stage 2B is DA approved with Construction Certificate Approval expected very soon. Civil construction is expected to start in Spring-Summer 2024. Stage 2B lots range in size from 700m2 to 1,351m2.

Stage 3 DA was lodged with Council in late 2023 and is moving through the approval process having recently completed public exhibition. Stage 3 lots range in size from 700m2 to 2,092m2. Stage 3 has two pocket parks and will also see the detailed design and delivery of the first portion of river corridor open space. Stay tuned, there are more details to come including concept designs for public feedback.

Stage 4 DA was also lodged with Council in late 2023 and is moving through the approval process having recently completed public exhibition. Stage 4 lots range in size from 700m2 to 2,150m2. Stage 4 completes the Yarrah Drive loop and opens up the second entrance at Orion Street. Stage 4 delivers the Orion St Park and the first portion of the Orion Creek walk that connects to the river corridor. Masterplan

The Yarrah Master Plan was formally lodged with Council in late 2023 as a staged concept DA and is moving through the approval process having recently completed public exhibition. The Master Plan features:

  • Eight stages

  • Road and lot layout

  • Open space

  • Entrances

  • Activity centre

  • Retirement site

  • Health services precinct

The Master Plan delivers a total of 11.77ha of open space which includes a local park, pocket parks, linear open space and river corridor open space.
